What actually goes wrong
The portal's size cap is brutal
GST uploads are capped at around 100 KB to 1 MB depending on the slot, in JPEG or PDF. A phone scan of a rent agreement is ten times that. Compress before you upload. The builder flags every file that won't fit.
The landlord NOC is the usual blocker
Rented premises need the owner's no-objection letter naming your business. Applications sit in query status for weeks over this one page.

Not for rented premises. The bill can be in the owner's name as long as it's paired with the rent agreement and their NOC. What must match is the address itself.
